Beautification Project

The board announced at the recent meeting held on July 21, that Zavala Landscapers would be installing new plantings in 15 Cul de sac locations within the community. The plants chosen are native plants that normally grow well without irrigation. Complaints from residents living in or near the areas spurred interest in adding this to the ongoing beautification project schedule. With plantings in the center areas of these streets cars and trucks will no longer be able to park in the center section


Riverwalk Lake Park Now Requires your Access Card

C.I.A. Services has announced that the Lake Park Access Gate will go live June 28, 2016. The access card is required to enter or exit the park on this date, so be sure to bring your card with you. Residents should have received new entry cards by mail. The park is not accessible between the hours of 10 p.m. and 6 a.m., per normal park use hours of dawn to dusk.  Please note that if your dues are not paid in full your card will be disabled until you are current. If you have not received your card and you do not currently owe assessment fees, you may contact C.I.A. Services, to be issued an initial card at no charge. Additional cards are available for purchase for $15 per card. You may call Linda Morris at C.I.A. Services for further information. 713-981-9000



If you received a lake access card and it is not working, please place the card(s) in an envelope or plastic bag marked with your address and phone number and drop it off at the guard house at the community entrance. C.I.A. Services will be picking up these cards next week to test them on the remote access system to determine if there is a programming issue with the cards that can be resolved or if replacement cards will need to be issued to you. 
Once we have tested your card(s) and taken the necessary action, you will be contacted as to when your working card(s) or replacement(s) can be picked up at the guard house for lake access. 

The gate will be open over the holiday weekend to allow access to all residents as follows:

Today - open until 10 p.m.
Saturday July 2 - open 5 a.m. until 10 p.m.
Sunday, July 3 - open 5 a.m. until midnight
Monday July 4 - open 5 a.m. until 10 p.m.

We have received a few calls from residents stating the cards that were issued to them for the lake access gate are not working. After a thorough check of the system and the database information, it has been determined that the issue is with the individual cards and not the system itself. 
If your card does not work, please contact our office and provide the card number so we can check the status of your individual card with the database system and get a new card issued to you if necessary. If a new card is needed, you may discard the old one, as it will be deactivated.
Please be aware that you should never carry your access card in close proximity with a cell phone or another card with a magnetic strip (i.e. debit or credit card), as this can de-magnetize your access card and it will no longer be readable by the card scanner. It is strongly recommended that you not carry your access card in the same pocket as your cell phone, or in your cell phone case. 
The gate is scheduled to be open on July 3 for the Community fireworks event, and also on Monday, July 4th, to ensure there are no issues with residents being able to access the park over the holiday.

Mosquito Control
The Board has contracted a company to do regular weekly mosquito spraying in our area.

Construction Project for Traffic Control
Montgomery County and the board have met regarding expansion of the entry portion near security. The entrance will be widened for safety and enhanced traffic control when cars are stopped at the guard on duty. The county has projected  to begin work in August or September.

Other Business
HIRING Fill-In SECURITY GUARD - The Board of Directors are looking to hire a responsible and reliable individual to work as a fill-in to work at our Security Office. Riverwalk Subdivision is managed and operated by the Property Owners Association (POA)

  • All property owners are members of the POA and pay annual Maintenance Fees
  • The POA is managed by the Board of Directors who are elected by property owners
  • The Board oversees the finances, property maintenance security and deed restricrtion enforcement.
  • C.I.A. Services is the management company that the Association has hired to handle Association affairs
